H87 – Huckleberry Trail is located within a gated community tucked between Cedar Lake and Johnson Peak. This idyllic wood shingle cabin offers 680 square feet of living space; it is currently set up to sleep six within the main home and offers an additional two beds located in a summer bunkhouse. The main floor has an open living room, eating area, and kitchen with all new vinyl flooring. Living room has a propane fireplace (main heat source for the home), and French doors on to the cabin’s open parking area. The kitchen includes a gas range, a new stainless fridge, and abundant cabinet space for all your long weekend cooking needs. The primary bedroom is picturesque cabin at its best with exposed ceiling beams, a wood panel accent wall, and a window with a peaceful forest view. As a bonus it is also large enough to accommodate a king size bed with ample closet space. The main level is complete with mudroom, which is a necessity after a long day full of adventure, and a three-piece bathroom which was renovated in 2020 and includes a large walk-in shower; plumbing and high efficiency propane water heater were redone in the renovation. There is a loft in the cabin which has two single beds and a queen, all with enough space for everyone to get a good night’s sleep after a long evening by the fire.

Outside there is a substantial 50-foot-long deck with privacy fencing tucking you away in your own forested oasis; there is more than enough space to facilitate any outdoor patio/activity setup you can think of. From here you have access to two 10x10 structures, a storage shed and the summer bunkhouse. Down the opposite side of the home there is a fenced area for a fire pit & chairs so you can cozy up, unwind, listen to some good music, and indulge in smores with the family. It also provides space to securely park ATV's and other toys.

Out front there is enough space to park two cars in the driveway. The cabin itself has a landline for guaranteed clear phone calls, and hookups for high-speed internet and satellite TV. The cabin resides on government leased land and is a 900+ year prepaid lease. This cabin a perfect candidate for an AirBNB hotspot with the potential to generate $20,000+ a year.

During the winter months Sunshine Valley offers snowmobiling, snowshoeing, and an outdoor ice rink. As the beauty of winter recedes and the mountains become snow-capped, the area comes to life and the outdoor activities multiply. From ATV/dirt-bike trails, to hiking, or fishing/paddling; there is no shortage of wilderness to explore.

While alpine flowers grace the mountain trails, a vibrant local community fills the valley with life. There is the option to join the Sunshine Valley Ratepayers Association which includes an outdoor heated swimming pool and hot tub, a park, and a recreation centre featuring a games Room library, gathering place, and free Wi-Fi; the association is currently building an outdoor kids spray park with an estimated summer 2023 completion.
