What is Kitsilano?

Kitsilano — "Kits" — is an affluent, active beachside neighbourhood on Vancouver's west side, running from the water south to Broadway.

Known for Kits Beach, heritage character homes, and a walkable shopping and dining scene along West 4th Avenue and West Broadway, Kitsilano blends a relaxed, outdoorsy lifestyle with some of the west side's most desirable real estate. It offers more housing variety than downtown — from character houses to low-rise condos.

What's it like to live in Kitsilano?

Laid-back, active and beachy — Kits Beach, parks, and a fitness-and-cafe culture, with great shopping and restaurants on West 4th and Broadway.

Kitsilano is defined by the beach, the outdoor pool, and an active lifestyle, paired with one of Vancouver's best independent shopping and dining strips. It feels more residential and relaxed than downtown while staying close to it.

What kind of homes are in Kitsilano?

A genuine mix — heritage character houses, duplexes, and low-rise condos and apartments. There are no high-rises, so it offers more variety than downtown.

Zoning favours low density, so you will find restored character homes, newer duplexes and townhomes, and three- and four-storey condo buildings rather than towers. That mix makes Kits appealing to both families wanting a house and buyers wanting a west-side condo.

Getting around Kitsilano

Kitsilano is very walkable and bike-friendly, well served by frequent bus routes, and a quick trip to downtown and UBC — though it has no SkyTrain station.

Buses along 4th, Broadway and other arterials connect quickly to downtown and UBC, and the area is flat and bikeable. A car is still useful here compared with downtown.
